Further to this we proactively manage the tenancies and deal with repairs and refurbishments on behalf of our landlords.

Finding a Suitable Tenant

Rental voids are costly and also pose a security risk to your investment. At Dynamic we are fully aware of the importance of proactively sourcing quality tenants as quickly as possible. When a property becomes vacant we vigorously advertise through our network of property portals on the internet ensuring your property is put in front of thousands of potential tenants. In addition to this we erect a stylish, To Let board and advertise from our high street offices. This approach is highly effective and results in a high level of occupancy.

Our Services and Fees

Full Management Service

A basic percentage of the gross rent received in addition to our finders service. All properties under full management benefit from having regular inspections and maintenance repairs undertaken at the earliest opportunity. Rent is collected and tenancy agreement conditions are enforced to offer complete peace of mind that your property is taken care of around the clock by dedicated property professionals.

Finders Fee only

If you wish to manage your property yourself we can still help! For a one off fee, deducted from the initial rent, we can advertise your property and conduct viewings to find a suitable tenant. All checks and references are included as standard with our tenant find only.

General Guidelines for Landlords

The landlord’s first step is to ensure that permission is sought from the Mortgage Lender (if there is a mortgage on the property).

Inform your insurers that you intend to let the property.

All rental properties now require an Energy Performance Certificate (EPC) which Dynamic Property Management will be happy to arrange on request.

It will greatly assist us and ensure the property is let quickly and managed efficiently if the following is adhered to:

The property garden\grounds are in good clean order and well maintained. This is also an area where we can be of assistance as we have our own employed team of handy men and decorators at your disposal.

Please ensure we have all information including any limitations (e.g. restriction on pets/children/smokers etc) the alarm code ( if applicable) when the property is available, for how long, furnished or unfurnished, leasehold or freehold and two sets of keys.

Landlords must acknowledge that wear and tear is to be expected when letting a property. In particular it is likely that carpets, appliances, fixtures, fittings, furnishings, etc will NOT be in exactly the same condition as before the property was first let. This downside is of course outweighed by the rent collected.

TENANCY AGREEMENT

Tenants will normally have a six month Assured Short Hold Tenancy Agreement. This agreement can be renewed after six months and six months thereafter. The Landlord is required to give the tenant two months notice to vacate, the Tenant one months notice.

RENT COLLECTED

All rent will be directed to the landlord on a monthly basis. Management charges and any maintenance items will be invoiced every month. Dynamic Property Management will not be held responsible for non-payment of the rent by the tenant and do not guarantee any rental payments, however we will endeavour to recover any late payments on behalf of our landlords.

REPAIRS

You will be liable for the cost of repairs to the property. It is our policy to obtain your permission before any chargeable repairs are made. We do however reserve the right to make emergency repairs that would otherwise cause damage to the property or present a health and safety concern for the tenants should we be unable to contact you first.

DISPUTES

Dynamic Property Management will initially arbitrate disputes such as tenants refusing to pay rent, leaving a property in unsatisfactory condition, etc. The security deposit will be retained in the Deposit protection Service scheme who would ultimately arbitrate the return of funds to either the landlord or tenant.

WITHDRAW

To withdraw from this agreement we require two months written notice from you.

INSURANCE

Insurance cover for the Building and Contents, including payment of premiums, is the Landlords responsibility. Therefore Dynamic Property Management cannot be held responsible for any lapsed policies. We would however be happy to help source a suitable policy on your behalf.

CONSENT FOR LETTING

As a landlord you must confirm that you have the right to let the property. This included seeking consent from 1) The mortgage lender 2) The head/superior Landlord if the property is leasehold. We may ask for a letter from your Mortgage Company confirming Permission to Let the Property.

INCOME TAX

Your net rental income is liable to income tax. You are responsible for payment of this tax by completing your annual self assessment tax return.

UTILITY BILLS

The Tenant is responsible for all Utility Bills whilst renting the property. Dynamic Property Management will inform the suppliers of meter readings for gas, water & electricity when new tenants move in.

COUNCIL TAX/WATER RATES

The Tenant is responsible for the Council Tax Demands whilst renting the property. Dynamic Property Management will inform the relevant authority when new tenants move in.

FINANCE AND BUILDING INSURANCE

You are responsible for insuring the structure and your contents. Please ensure that your mortgage lender/insurer is aware that the property is let as this can affect the cover and premium payable. Dynamic Property Management has a wealth of professional contacts to arrange appropriate insurance policies and mortgage finance. GAS SAFETY

It is a requirement to obtain an annual safety inspection on all gas appliances within a rented property. This is known as a landlords certificate and involves checking all gas appliances, pipework and flues to ensure there are no safety issues and the installation is safe for use. All gas work must be carried out by a qualified gas safe registered engineer. A comprehensive list of landlords obligations can be found on the Gas Safe Register.
